As the aging problem became more serious, the United States, Korea, and Hong Kong introduced reverse mortgages to stabilize the housing and living conditions of the elderly. As the reverse mortgage system has gradually taken root, many related studies have emerged, especially recently, empirical research using actual subscriber data has become a major study. In response, this study seeks to examine the tendency of the inverted reverse mortgage base empirical research that has been conducted, and to explore the limitations of the existing research and ways to improve it. To this end, the characteristics of the reverse mortgage system were considered through the actuarial model for the calculation of monthly payments and the status of existing empirical research.
An analysis of the existing study identified the following problems: First, for monthly payments, which are at the core of the reverse mortgage actuarial model, there was a problem with endogenesis by using them as mutually independent variables even though they were calculated in conjunction with housing prices and subscriber age. Second, the data used in the analysis had errors such as actual error and duplicate input, but they were not properly refined. Third, the use of only reverse mortgage subscriber data resulted in problems with sample selection bias. Therefore, an accurate understanding of the reverse mortgage scheme should be preceded to solve these problems, and the convergence of research results should be increased by filtering out inaccurate data. It will also be necessary to try various methodologies to solve sample selection bias problems in order to identify the characteristics of the entire aged society.
