The awareness of the increasing senior population causes many problems in social, economic, psychological, and medical aspects, and these problems are very serious considering that Korea has transformed into a nuclear-family society through the industrialization process and people's idea of family support has changed. This study analyzed the characteristics of reverse mortgage users from July 2007 through December 2010. Based on the analysis of users and their correlation analysis, reverse mortgage should be improved in the following aspects: first, it should be campaigned to let people understand that a house is not just a tool to accumulate assets or inheritance to popularize the use of reverse mortgage among the aged population. Second, reverse mortgage is currently available for any couple over 60. However, this age bar should be lowered as baby boomers have already begun to retire and the Korean society is aging very quickly. Third, the real estate properties accepted as collaterals for reverse mortgage are limited to apartments in the metropolitan area. In result of correlation analysis, there was a significant positive relationship among home price, amount of guarantee, and monthly payment. As only expensive apartments in large cities and the metropolitan area are accepted as collaterals, not everyone can be qualified for reverse mortgage. Fourth, reverse mortgage is not enough to cover the living expenses. The government should guarantee a certain amount of payment for low-income classes and single-family or multi-family house owners whose home prices are relatively low.
