Until now, a case study and analysis have been conducted on the financial feasibility of hotel businesses with favorable conditions for accessibility near the Seoul metropolitan area and other attractive sites (such as renting land without purchasing land, etc. The results of the analysis of luxury hotel and residential hotel businesses were analyzed in four cases of sensitivity for each financial feasibility analysis. In particular, in addition to the general analysis of sensitivity analysis, we have combined a rather unusual analysis of cases where we apply a separate method (the deficit in the case of different sales reduction variables - a kind of BEP concept). The summary of the analysis results is as follows.
For Scenario 1, PP (Payback Period) = 15th year, IRR (Internal Rate of Return) = 6.69%, NPV (Net Present Value) = 27,663,435,000, B/Cratio (Cost/Convenience) = 2.8002, 2 (Internal Rate of IRR = 11). In the eighth year, the figures were IRR (Internal Rate of Return) = 0.15%, NPV (Net Present Value) = CU27,264,952,000, and B/Cratio (Cost/benefit Rate) = 5.7834. A separate method (sales variable) sensitivity analysis (BEP) resulted in a 71.3% drop in sales below Scenario 3 (sales variable) translation into a deficit. Overall, the financial feasibility of this case hotel business is analyzed to be very good.
