The purpose of this study is to predict the possibility of selling the apartment housing lots which account for the largest portion in the residential development districts and to figure out the factors that influence the most in the sales. Although residential land development projects have a substantial impact on the mass supply of housing, stabilization of the real estate market, and the Korean economy, research on this subject is hardly found. The land price is affected by the house price, and the land market is a derivative demand of the housing market. Therefore, the factors affecting the land sales include the factors of the land itself and the factors affecting the housing market in the surrounding area, and this is proved by Logistic regression analysis. The results of this study are as follows: First of all, the sales of land are impacted by local real estate market and macroeconomic factors as well as land itself. Secondly, the land price discount is a general method to increase sales volume, but it was not effective during the housing recession period. Lastly, mortgage interest rate hike has a negative impact on the sales of land. Based on the study, it is possible to find out various methods to raise the sales of land in the residential land development by determining the factors that impact the sales of lands and the influence of each factor.
