The detached housing has been a dominant housing in the past. With industrialization and urbanization, the detached housing has handed over its dominant position to the apartment type housing. As time goes by, the detached houses have been reconstructed to improvement residential environment, prevent fire hazard and disaster, enhance city landscape, and so on. There is little research on detached house in academic society. This study aims to investigate the influencing factors on the house prices in detached house reconstruction area. The influencing factors could be different because houses in reconstruction area, are scheduled to demolish and there exist various risks and uncertainty in reconstruction process. This study assumes the various factors such as apartment estate market, house, location, reconstruction characteristics, could affect the house price in detached house reconstruction area. For empirical study, we analyze 820 transaction cases at Bangbae 13 detached house reconstruction area in Seoul from January 2006 to June 2017 by using hedonic price model.
The results of the empirical analysis are as follows. Firstly, this study shows the apartment price index has a positive effect on the house prices in detached house reconstruction area. Secondly, the study discovers the house characteristics such as the house type, land use and land portion, have significant effects on the house prices in detached house reconstruction area. The sales prices of row houses and multiplex houses are higher than detached houses. The smaller land portion of house is, the more expensive the sales price per area is. Thirdly, this study also affirms the physical characteristics such as age, the number of parking lots, and floor level, have significant effects on the house prices in detached house reconstruction area. Fourthly, this study confirms the locational characteristics such as distance to school, subway station, park and shopping facilities, have significant effects on the house prices in detached house reconstruction area. Fifthly, this study finds the prices of houses are affected by stages of reconstruction process such as reconstruction committee establishment, reconstruction union establishment, development plan review and so on.
