Empty houses are increasing rapidly nationwide. The increase in vacant houses is directly related to social problems such as fear of criminal accidents, increased anxiety among local residents, increased risk of collapse, increased risk of fire, increased garbage speculation, worsening landscape, and infringement of aesthetics. Since vacant houses have various causes depending on regional characteristics, various utilization plans can be implemented. In this study, the current status and problems of the target site were identified through on-site surveys and residents’ opinions in Gangnam District, Jinju-si, Gyeongsangnam-do. Since this study aims to examine the vacant house problem at the neighborhood level and find appropriate countermeasures, it is intended to closely examine the impact by focusing on environmental factors at the neighborhood level among various factors. In this study, a rare event logistic regression model was used as a dependent variable for whether or not detached houses were vacant. Whether or not a house is empty was selected as a dependent variable. If the house is an empty house, it is classified as 1, and if it is not an empty house, it is classified as 0. Independent variables were selected whether to be under-filled, irregular, poor access, road proximity level, median individual publicly announced land price, land price change rate, road rate less than 4m wide, and presence or absence of nearby vacant houses. According to the analysis results, it was found that 7 variables excluding road proximity variables had a statistically significant effect on the occurrence of vacant houses.
