The purpose of this study is to analyze the urban spacial characteristics according to the parcel transformation by establishing the parcel information system. In order to achieve the objective of this study, parcel, roads and constructions have been chosen as factors to structure the urban spacial characteristics. On top of that, parcel according to this study is a basic unit in registering and notifying the land and also includes diverse data on cadastral record, land category, border, size, owner and price of land etc, as a basic unit. On the other hand, the land use characteristics have been analysed by establishing the parcel information system based on the MGE 7.0 GIS software of Intergraph in terms of case analysis. With regard to the feature of the transformation of parcel analysed, partition and annexation of parcel are most commonly executed. Concerning partition of parcel by year, number of partition of parcel has been increased as times pass by but retained the status quo later to decreased eventually. In the meantime, as far as integration is concerned, number of integration has been rapidly grown at certain point. Having considered aforementioned result of study, it is concluded that parcel is considerably important factor in the sense that it creates space of urban and provides mechanism of development. It is forecast that analysis of urban spacial based on parcel information system will be effectively applied to planning and analysing space of the urban including plan of the readjustment of urban and the analysis of location etc.
