The study analyzes the development timing on a land parcel according to its physical(the width and hierarchy of front road, parcels size, etc.), geographical(the distance from the central business districts (CBD) and the nearest arterial road, etc.), and institutional(zoning regulation, etc.) conditions. It also intends to draw out the process and mechanism of urban land use, which may lead to the behavior and inertia of urban land use in Korea.
To this end, each and all of the land parcels of Kangnam area was analyzed. The reasons for choosing Kangnam area are: (1) as it is a newly developed urban area by land subdivision, and full process of land use from vacant parcel is expectable, and (2) it has been experiencing the dynamic land use change under the market mechanism rather than under the planned land use control or intervention.
The study shows that
(l) The development timing of a parcel was affected by the construction time and the width of front roads, the distance from the CBD and the nearest arterial road, the zoning regulation, and parcel size, and its topographical condition.
(2) The conditional factors of a parcel may be classified by view of land use maturity and potential.
- The parcels were developed in earlier than others, with easy accessible to the CBD and on a flat topography. And the pilot housing development project to induce migration may have triggered the development of neighboring parcels to precede their development timing.
- The wider the front road. the more lenient the zoning regulation, and the larger the parcel size, it turned out that the development potential of a parcel is higher.
