The Ministry of Land, Transport and Maritime Affairs recently began discussing improvement of compensation measures for tenants of stores in the redevelopment projects. Some of the most critical issues are about the business loss of tenants such as interior design costs, the lost premium of evicting tenant, differences of business loss among the tenants. However, there have been little efforts to analyze the relationship between store characteristic and its compensation. Therefore, various questions and problems still remain to find better policy. In this empirical study, regression analysis was implemented to examine determinant factors of tenant stores that affects on indemnity. And logistic regression analysis was conducted to analyze that characteristic of business affecting on compensation agreement. The results of this study are as follows. Type of compensation, level of operating income, type of tenant business are the critical factors affecting on indemnity. And the level of operating income is the main determinant in compensation agreement. The implications of this research are useful for preparing the alternative policies in compensation for tenants of stores.
