The residential developments of multi-family housing have concerned with the maximization of financial benefit as high-raised and high density developments on limited sites. It has leaded to the problems such as the decreasing level of human and environmental quality, the lack of diverse activities on the sites and etc. Thus, providing the high quality of ‘amenity’ has become an issue in site planning and housing developments field.
The purpose of this study establishs planning direction of amenity for site planning so that analysis methods such as to survey with residents and experts were carried out. The results of this study are summarized below;
The amenity of residential environment should be applied as a discriminative strategy of planning principle for a new paradigm. Abundent green environment would be very important factor to increase the amenity of residential environment so that the expansion of green field would improve the quality of multi-family housing. For the best amenity condition for multi-family housing development, 150 percent FAR(Floor Area Ratio), 110 unit per hectar, the actual floor area of 132㎡ per unit, and middle story(5~12 stories) building are necessary.
Summarizing the results, the amenity should be conformed to the certain standand of environmental quality and the high quality of amenity would be increased significantly in the future for residental development.
