Recently idle industrial facilities are being re-evaluated as a space that contains local identity. And with this phenomenon, the attempts to recycle these facilities are increasing in order to maintain local identity. The meaning of adaptive reuse is not only reusing abandoned space but also regenerating the region’s identity and ensuring urban competitiveness. The purpose of this study is to analyze cases of adaptive reuse in a single area, which is Seongsu-dong industrial zone, and identify how the elements that form place identity effects when planning for adaptive reuse. This study first looked at the concept of adaptive reuse and the factors that form place identity. The second part of this study analyzes Seongsu-dong industrial zone through the elements that form place identity and identify the region’s identity. Finally, this study examined cases of adaptive reuse in Seongsu-dong and derive how the elements that form Seongsu-dong’s identity effects when planning for adaptive reuse. The result of this study are as follows; First, cases of adaptive reuse in Seongsu-dong converted their program into similar programs such as a cafe or restaurant. But there were few cases that were converted into programs, which were linked to the local industry. Secondly, most cases preserved the appearance and shape of the physical elements of the existing industrial facility. When the facility needed reinforcement red-brick was used in order to harmonize with the industrial facilities in Seongsu-dong industrial zone.
