This paper suggests that capitalism is evolving into a rentier system, maintained on the basis of accumulation by dispossession. The creation of asset-based unearned income and appropriation in the circuit of capital and the realm of value distribution are playing key roles in the transition to rentiership. Using the Korean National Tax Service’s data on capital gains tax, this paper shows that, since 2005, the realization of asset-based unearned income(capital gains) has totaled 1,375 trillion KRW. Within this figure, real estate-based unearned income, consisting of land, housing, other buildings, and real estate rights totaled 1,145 trillion KRW, accounting for 83.3% of the total. As the trend toward the financialization of real estate strengthens, the realization of unearned income and the tendency towards short-term investment are increasing. In addition, regional inequality in the generation and appropriation of unearned income is growing, and the concentration of unearned income in the housing sector in the Seoul metropolitan area is becoming extreme. The more economic growth is based on asset wealth and assetization, the more it deviates from the value creation of capitalism and cannot be sustainable. Such rent-seeking capitalism is a degenerate and corrupt form of capitalism. Korean capitalism will not be sustainable if it fails to curb rentiership based on real estate.
