Permissible bulk is critical for the both of real estate and urban development. From the view of private development, the bulk along with uses decides return on investment. Public development shapes density and landscape by controlling the bulk. Many articles have tried to analyses the structure for governing the bulk, but been in complicated ways, so that people except few experts hardly understand the puzzling formation. This study tends to simplify the complex control structure for more easily understanding the hidden structure. Modeling and exhibiting the structure for controlling permissible bulk in simplified ways, this research can show three results as following. First, the permissible bulk is determined by urban tissues as well as FAR(Floor-Area Ratio) and building coverage, the both of which are usually considered only two critical controlling factors. Second, the complex formation of the bulk control is exhibited in simply formation, charts, and diagrams, helping people easily understand and handle it. Third, the effects of assembling, dividing lots and roads are cleared showed in the meaning of the permissible bulk. Although many debates and consideration have been apt to focus on FAR and building coverage until now, those should be continued with careful thought on urban tissues and building envelope.
