This paper is explained and analyzed problems of a current land category. Improvement idea of land category to extent role and functions of information land category as land and real estates aspect are introduced. Research methodologies for effective implementation of research purposes are designed a new land category after using literature review till land survey project in 1910 to current times. Problems of current land category are followed with nonstandard of land category, difference between actual use and land use in cadastral map, lack of detail category for diverse land use situation and 3D as well as diverse demands. Thus, the best way to solve these problems should be needed diverse social demands and categorized the new land category included 3D situation.
