To improve the unsustainable dwelling due to redevelopment projects, policies that have been proposed by Seoul government last year stand on start line. To success these, it is important to understand relations between household's characteristics and their resettlement decision pattern as well as their settlement preference pattern. This paper discussed the pattern of resettlement decision using logistic regression model and the pattern of settlement preference using multiple discriminant analysis model. There are 2 findings. One thing is that owners and renters have different pattern when they decide the resettlement. Owners have been impacted on a satisfaction at dwelling environment and a housing size about present housing. Renters have been impacted on a housing ownership situation. On the other hand, they have opposite direction in a dwelling period, a satisfaction at dwelling environment, housing types, a householder age, and a housing ownership situation. Another thing is that the both of them had preferred similar patterns of settlement preference after they decided a resettlement. Their spatial reference have been impacted on a housing ownership situation, household income, housing types, and a householder age. Policy makers should consider resettlement decision factors on the process which they decide resettlement and investigate the supply-demand situation in a nearby area of large projects on the process which they find houses which they want to move.
