The purpose of this study is to explain the economic value change of housing price determinants which were affected by economics on, before and after IMF aids in Seoul. This study is based on two hypotheses. One is the existence of interrelation between distance to Central Business District(CBD) and housing price. And we can clarify its influence and scope. The other is the existence of correlation between traffic expenses and scenery, given at same distance. Using Hedonic Price Model and Mathematical Model in Monocentric City, we clarified the positive correlation between traffic expenses and housing price and the negative correlation between traffic expenses and scenery, given at same distance. We also found out that the change of macro-economic condition affected regional and environmental factors more than residential factors.
