The purpose of this research is to analyze the correlation of site planning factors and construction cost for housing development through the case study of 69 samples which were built in 1996-1997. The contents of this research are composed of three main parts. The first part is to identify site planning factors which might be influencial on the construction cost in housing estates that can be categorized into two groups. One group is composed of the location, the scale, the shape, the density, the unit, and the circulation pattern in housing estates, and the other is composed of the size, and the form of underground parking. The second part is to analyze the correlation between these factors and the construction cost for housing development. The last part is to perform multiple linear regression analysis between these factors and the construction cost, and to evaluate the level of correlation between them. This qualitative and quantitative analysis suggests how site planning factors influence the construction cost for housing development. In conclusion, the land price and the underground parking lots have significant correlations with the construction cost. It is also suggested that construction cost can be forecasted by land price, floor area (FA), housing unit, floor area ratio (FAR), housing density, and underground parking ratio. Thus, this research will contribute to the establishment of the planning methods for the site planning in housing estates, while promoting the quality of residential environment in Korea.
