This study proposes a hybrid urban renewal approach which combines characteristics of redevelopment in physical aspect with those of rehabilitation from a viewpoint of socioeconomic functions. Labeled as ‘functional rehabilitation’, this alternative approach appears to be particularly useful to Korean cities for which redevelopment is inevitable in physical sense but nevertheless rehabilitation is desirable in socioeconomic sense.
This study specifically investigates the rehabilitation project of ‘sinrim soondae’ restaurant business in Seoul, probably the only case of the ‘functional rehabilitation’ in Korea. It evaluates the project’s physical, economic, and social impacts, identifies the factors that have contributed to the project’s success, and suggests what needs to be improved in order to make the ‘functional rehabilitation’ a more feasible alternative to traditional redevelopment approach.
