The Floor Area Ratio is usually designated to control the intensity of land use on a parcel of land and a district which is composed of those parcels. Accordingly, by designated FAR, planners tend to understand that they can achieve a developable maximum amount of floor area in a district automatically multipling the FAR by amount of land in the district.
Despite the designated FAR, however, the sky exposure plane control in the Building Code will act as a stronger upper limit to the building height than FAR does. The sky exposure plane will define so strong the maximum volume of a building on any site, except one with the front road of enough width, that the building’s attainable total floor area ratio shall usually remain less than the one which designated FAR permits.
This paper intends to make clear what variables and how they will effect the buildable floor area ratio on a site, which has various different conditions especially about the member of roads a site is adjoining.
This is the second paper on the attainable floor area ratio study, and the first paper was limited to a very simple situation where only one front road was bordered and the shape of building mass was rectangular and its layout in the site was limited to the situation of forward and backward movement without side open space.
This time the study is expanded to more general one, number of roads a site is bordering and their width as well as the width of open space between building and street line acts as the very critical variables. As the number increase, the attainable floor area will decrease.
The plane shape of a building, expressed in terms of depth/front ratio, has no effect on the maximum state of buildable floor area ratio as it is decided only by the conditions of the front road and the site.
