This study empirically analyzes the major factors that influenced the phase-by-step project period through empirical analysis of the redevelopment projects carried out in Seoul, especially those that have been designated as maintenance zones and completed since 2000. As a result of the analysis, it was found that there are significant differences in the influencing factors and degree of each stage of the project, and that the influence of economic indicators is greater than the characteristics of the business site. This may mean that since 2003, when the institutional standards were established, the discriminating power of planning factors related to business performance, such as floor area ratio, has decreased, and the impact on the project period has decreased. On the other hand, the increased influence of economic indicators that are highly relevant to the real estate market, such as mortgage loan ratios, can be seen as a reflection of the perception of economic benefits and accumulated experience of stakeholders in projects. This study confirms that the redevelopment project still has many limitations in terms of the improvement of the urban residential environment and the timeliness of housing supply, and suggests the need for active system improvement to ensure that various policy measures can be appropriately applied according to the economic situation in the designation of maintenance zones and the implementation of projects in the future.
