As competition in private education intensifies for South Korean elementary, middle, and high school students, the physical environment of private tutoring institutes, or “hagwons,” has been largely neglected. These institutions have emerged in various scales􍾣from large buildings on main streets to numerous small establishments within residential areas􍾣each operated independently in the private sector. This study analyzes the distribution and location of hagwons across four dimensions: urban, neighborhood block, street, and building. We created a comprehensive database of hagwons in Seoul to investigate their overall distribution patterns. At the neighborhood block level, we focused on Daechi-dong in Gangnam-gu, examining locational characteristics by time period and size. At the street level, we assessed the streetscape and pedestrian environment based on major and minor roads. Finally, at the building level, we categorized hagwon buildings, selecting representative cases to explore internal space utilization, circulation, daylighting, and the arrangement of educational programs. Given the limitations posed by the private nature of these educational spaces, it is crucial to improve the quality of the environment. Enhancements in accessibility, circulation, natural light, ventilation, and rest facilities are urgently needed, considering that children and adolescents spend significant time in these settings.
