Currently the house vacancy in the Republic of Korea is increasing due to diverse factors such as aging of the population, decline in population, population outflow to newly established urban regions in addition to the deterioration of the existing residences. Moreover, as these vacant residences negatively affect the overall regional landscape, increase the dissipation of resources and incur public security problems, they are becoming a significant social problem. Thus, as stated above, this study is emphasizing on the problem of vacant residences of the old downtown areas of local small and medium cities, which are emerging as new social problems of the country. In this study there has been preponderantly analyzed the physical factors among the diverse causes of residence vacancy, a factor without any detailed development or references in the precedent studies. There were designated as the spatial scope for the analysis, the towns of Namsan-dong and Daebong-dong, the representative residential districts of Daegu Metropolitan City. The following methodologies were applied for the analysis; firstly, the physical determinants or factors were selected as basic frames. Professional surveys and investigations were implemented to verify if the factors from precedent studies and other additional factors were relevant to the occurrence of vacant residences. Through this process the conclusive physical factor could be selected.Secondly, the data on distribution of vacant residences has been established through the GIS and the investigation on vacant residences. Based on the distributive analysis on vacant residences, the region with maximum concentration of vacant residences has been deduced and therefore the respective region has been selected as the target area of the study. And finally, the logistics regression analysis has been implemented to verify if the physical factors which were deduced throughout the aforementioned processes had practical and significant influences on the occurrence of vacant residences. As the result of this empirical/actual analysis, a total of five (5) factors such as 'Extensive blocks and roads', Direction of location', 'Road adjacency', 'Number of stories of buildings' and the 'Form of the blocks' had significant influences on the occurrence of vacant residences. Through this study, it has been verified that the analysis on physical factors which produce residence vacancy is effective for anticipative prevention of residence vacancy, to forecast the potential region in which the residence vacancy might occur, and to monitor such region.
