This study analyzes the price determinants of the lands for sub-urban housing in Gapyeong-gun, Yangpyeong-gun, and Namyangju-city. For empirical research, this study analyzes 785 sales cases from January 2006 to July 2018 collected from RTMS and real estate brokers by using Hedonic Price Model. The main empirical results are as follows.
First, this study shows that there are price differences according to regions in which lands for sub-urban housing are located. Second, this study confirms that locational characteristics such as accessibility to road and transportation facilities, convenience facilities, and landscape and natural elements, affect the land prices. Specifically, accessibility to national or local road, highway IC, and bus stop, have positive effects on the land prices. In addition, accessibility to nearby village and shopping mart, increases significantly land prices. The proximity to landscape element and natural environment like river, also increases land price. Third, this study finds that land use and regulatory characteristics such as land use zoning, land category, and usage restriction on each land, have significant impacts on land prices. Especially, the usage regulations on the land for road zone, military reservation zone, riparian zone, and river zone, give negative effects on land prices. Fourth, the study discovers that physical land characteristics, such as land size, land slope, and topographical condition for sub-urban housing construction, have significant influences on the land prices. The artificial endeavors such as retaining wall installment and construction work for sub-urban housing complex development, raises significantly land prices.
