Although retail properties are indispensable in everyday life and play a very important economic and retail role, there are few academic studies on retail property management. With regards to retail property management, several types of management fee systems are used in Korea. This study uses the Binary and Multinomial Logit Model to investigate the factors affecting the choice between flat rate and usage-based management fee systems in retail stores.
The empirical results show that the choice between flat rate and usage-based systems is influenced by region, building characteristics, facility characteristics, owner characteristics, and tenants’ business types. In general, the possibility of using the flat rate system increases when the retail property is located in a big city such as capitals or metropolitan areas. This also holds true for retail properties located in newer and larger buildings with more facilities. The probability of choosing the usage-based management fee system increases when individual tenants own their space in the building or if the building is owned by a single entity. This study also finds that the choice of management fee system is influenced by tenants’ business types.
