The purpose of this study is to analyze the effect of neighborhood environmental accessibility factors on the multi-family housing prices in the areas with Gangnam 3 districts and Gangbuk 3 districts in Seoul. The characteristics of the apartment complex include building aging, number of households, and reconstruction areas, and there are neighborhood environment accessibility factors such as amenity accessibility, educational facilities accessibility, transportation accessibility, comfortable environment accessibility and harmful facilities accessibility. Using the spatial regression model, the result showed that the multi-family housing prices in Gangnam 3 districts had correlations with reconstruction areas(+), movie theater(+), medical facilities(+), and distance to factory(+). On the other hand, the multi-family housing price in Gangbuk 3 districts had correlations with building aging(-), number of households(+), number of medical facilities(+), distance to subway station(-), and distance to factory(+). On the other hand, as a result of research about the neighborhood environment of each area by selecting a representative apartment complex in Gangnam 3 districts and Gangbuk 3 districts, the Gangnam 3 districts had good environmental quality in the neighborhood, but the Gangbuk 3 districts were inferior in terms of road, green space, and amenity elements. The study results could be useful evidence that how to respond differently depending on local conditions in implementing policies related to the neighborhood environment.
