The purpose of this study is to analysis the direct to indirect impact of commercial street factors and floating population on commercial sale by region. So, Structural Equation Model was used to analyze the direct to indirect effects. The result of this study has a different impact in each region. Therefore, it is necessary to different plan for each region. The old city center has developed around the railroad and car. The area of pedestrian-oriented commercial was in decline and It was causing a variety of urban problems. Accordingly, Seoul City has been working as an attempt to change the commercial area of the pedestrian-oriented. But this problem is very hard, therefore, it is necessary that various empirical analysis. By changing the commercial landscape environment can be expected to increase sales. Virtuous cycle relationship between the street environment of commercial area, floating population and commercial sales can be divided into three parts. The first is the impact of the commercial street factors on the floating population. The second is the impact of floating population on commercial sales. The last is the direct or indirect impact of the street environment of commercial area and floating population on commercial sales. So, this study analyzed the virtuous cycle relationship by regions. Also through the results of this study, it is expect to use useful information for commercial planning and analysis.
