While the negative impact of aircraft noise on housing price is well established in previous studies, little is known about whether and how the influence of residential environment on housing prices changes according to the degree of aircraft noise. This empirical study aims to investigate the mediating effect of aircraft noise on housing price, focusing on apartment complexes located in Dong-gu, Daegu. To analyze the mediating role, the spatial boundary was specified by 4 noise districts, and explanatory variables were categorized into housing performance, accessibility to facilities, and external factor (the degree of noise). The result of stepwise hedonic price models revealed that housing performance has the highest explanatory power (62.5%) whereas R-square value of accessibility to facilities and external factor is 8.5% and 6%, respectively. More specifically, deterioration level (-), unit area (-), the number of households (+), the distance to subway (-), the distance to major hospital (-), and aircraft noise (-) are associated with housing price at the significant level (p<0.05). Additionally, as a result of two stratified models (withinvs. outside noise districts), both deterioration level and access to subway showed consistent results, but others are mixed. As expected, the distance to park area was negatively associated with housing price in samples outside noise areas. Interestingly, however, in samples within noise areas, the direction of association was opposed at the statistically significant level. Those findings might reflect the growth of slums in residential areas nearby airport where strong building regulations are operated. Therefore, the support for the improvement of residential environment(e.g., park area) highly worn-out is necessary.
