Recently, South korean society has been seeking to improve the more balanced and profitable quality of life from the past quantitative development and expansion, as it has surpassed the per capita GDP of 20,000 USD. while the paradigm of the construction market is also transforming from simply quantitatively expanding ‘city to develop’ to ‘city to repair and maintain’ containing the concept of continuous maintenance, the future growth of the remodeling market is expected to grow steadily in associated with the problems such as the potential degradation of competition and the price rise of land of major cities.
Seoul is an already saturated downtown where further development is not easy, except for small-scale local expansion. The annually increasing number of old building is a big problem in appearance as well as for safety. Seoul City also has multiple zones than can offer the incentive as a way to repair the existing town, conserving the old atmosphere and stories. These ‘Remodeling activation zones’ began in the sense to improve the urban environment with less maintenance cost, yet reviving and conserving the identity of the increasingly forgotten town. The biggest attraction of these zone is that free extension is possible within the range of up to 30% subject to the approval of the building committee for mitigation of building law, in case of the remodeling within the zones.
Unfortunately, however, there are still many obstacles for the remodeling to move on to practical step, such as form social awareness to have vague doubts about the efficiency to real legal regulations and financial problems. The purpose of this study to is to seek a long term development plan for the activation of remodeling ; to this aim, relevant institutions were fully reviewed and the resulting fundamental issues were examined. The intention of this study is expected to be delivered intact to establish the practical measure for the future remodeling activation phase.
