The purpose of this study is to find out the policy implications for the road expansion methods through comparative studies on the compensation expenditures and the land price changes using the GIS.
This study consists of 3 parts ; the first part is to find out the ways for the appraisers of parcel prices in certain areas by the publicly announced land prices. The second part is to estimate the differences of compensation expenditures depending on the road expansion methods. The third part is to compare the changes of future land prices between the expanding the existing roads and the new road construction.
The conclusions are as follows : First, the most effective method for expanding the existing roads is to expand one side of the roads. The choice of the side to be expanded depends on the shapes and sizes of the roads and parcels. Second, if new road construction is possible instead of expanding the existing roads, the new road construction is the most effective method to reduce the compensation expenditures and to enhance the land uses.
