The chief contribution of this paper is to assess the socio-eonomic effects of “green belt” via the econometric approach. Of particular interest are population size, its density and land value dynamics in the Seoul Metropolitan Area.
From an urban economics point of view, this paper concludes that the green belt zoning system, which is authorized by government since 1971, has a significant role to play to prohibit the disordered dispersion of population in the Seoul Metropolitan Area. On the other hand, the study also concludes that the magnitude and density of population has been increased significantly around the green belt area. Statistical analysis also shows that there are no significant effects of green belt on land value dynamics. The study area, however, confined only to the Seoul Metropolitan Area, and therefore the results hardly represent the prototype dynamics of population throughout the country.
