The purpose of this study is to seek the policy direction of public control in housing redevelopment & reconstruction at the side of urban & residential environment. For this, questionaire survey method for experts on residential planning & design is used. The results of this study can be summarized as follows :
First, the general level of public control in housing redevelopment & reconstruction is to be tightened up. Along this, the function and role of each types of public control institution are reestablished.
Second, meso-scale planning & design control such as Detailed Planning and Planned-Unit-Development is an optimum alternative to control the deteriorating current housing redevelopment & reconstruction, and so to be studied in detail.
Third, the control of urban design elements such as landuse, residential density. building height and skyline is to be tightened up. On the otherhand, the control of architectural design elements such as building form, building color. building length and roof shape is to be weakened.
