The purpose of this paper is to investigate the urbanization process in SunChon city according to the changes of the land values, and the changes of internal structure of the city by the land values which could be one of the centrality indexes.
The major findings of the study are as follows :
1) The land values distribution in SunChon has been some biased pattern as compared with general urban land values pattern, This is based on the shape of municipal area and its geomorphology, especially East River which pass through north-south. The rise of population and commercial firms are critical factors ascending land values.
2) According to the changes of the land values distribution from 1976 to 1990, SunChon has been developed toward southeast and northeast This is not pulling capacity of SunChon but effect of industrialization of neighboring towns, especially an integrated iron and steel mill in Kwangyang.
3) The internal structure of the city is modeled by hierarchy of land values and Location Quotient. We can understand the changes of internal structure between 1980 and 1990. It is composed of threefold ellipsoid in 1980. It is composed of threefold ellipsoid and one sectors in 1990.
After all, we can understand that land values are important variable in study of urbanization process and internal structure of the city.
