본 연구에서는 전국 골프장을 대상으로 회원권 가격 결정요인 분석을 통
해 골프회원권 시장이 종류별, 지역별, 가격대별, 시기별로 세분화되어 있다
는 것을 규명하였다. 이 같은 연구결과를 정리하면 다음과 같다.
첫째, 골프회원권을 일반회원권, 주중회원권, 법인회원권, VIP회원권으로
구분하여 분석한 결과, 가격 결정요인이 서로 다른 것으로 나타나 회원권
시장의 종류별 세분화를 확인할 수 있었다. 일반회원권의 경우 발행차수,
홀당 클럽하우스 면적, 체인 혜택, 종합리조트 운영이 가격에 정의 영향을
주는 반면 담보신탁 설정, 홀당 회원수, 운영기간, 서울로부터 거리는 부의
영향을 주는 것으로 나타났다. 주중회원권의 경우 대기업 소유는 가격에 정
의 영향을 주는 반면 담보신탁 설정, 홀당 회원수, 서울로부터 거리는 부의
영향을 주는 것으로 나타났다. 특히, 법인회원권과 VIP회원권의 경우 서울
로부터 거리에 영향을 받지 않는 것으로 나타나 일반회원권과 주중회원권과
는 차별화된 시장을 형성하고 있는 것으로 분석되었다.
둘째, 골프회원권 가격은 서울로부터의 거리뿐만 아니라 배후 도시의 규
모와 거리, GRDP의 영향을 받는 것으로 나타났다. 이는 지방 대도시를 중
심으로 하는 하위시장이 형성되어 있다는 것을 의미한다. 골프회원권 시장
을 수도권과 지방권으로 이분한 후 가격 결정요인을 분석한 결과, 발행차
수, 홀당 회원수, 운영기간, 홀당 클럽하우스 면적, 담보신탁 여부는 수도권
과 지방권 시장에서 공통적으로 영향을 주는 것으로 나타났다. 반면, 종합
리조트, 최근접 IC거리는 수도권에만 영향을 주며, 체인 여부와 골프장 홀
수는 지방권에만 영향을 주는 것으로 나타났다.
셋째, 분위회귀분석 결과 설명변수들의 영향이 가격대별로 서로 다른 것
으로 나타나 골프회원권 시장이 가격대별로 세분화되어 있다는 것을 확인할
수 있었다. 체인 여부와 골프장 홀수는 저가대 골프회원권 가격에 더 큰 영
향을 주는 반면 발행차수, 홀당 클럽하우스 면적은 중가대 회원권 가격에, 담보신탁 여부와 서울로부터의 거리는 고가대 회원권 가격에 더 큰 영향을
주는 것으로 나타났다.
넷째, 반복매매가격지수 분석을 통해 상승기와 하락기로 확인된
2002~2007년과 2008~2013년을 대상으로 가격 결정요인을 분석한 결과,
상승기와 하락기 가격모형이 구조적으로 차이를 보이는 것으로 나타났다.
하락기에는 담보신탁 여부, 대기업 소유 여부, 홀당 클럽하우스 면적, 서울
로부터 거리 같이 가격 안정성과 관계된 변수들의 영향이 더 크게 나타났
다. 수도권 지수와 지방권 지수를 비교한 결과, 수도권은 하락기에 접어든
2008년 이후부터 가격이 폭락하였지만 지방권은 2002~2007년 상승기에
도 공급과잉의 영향으로 가격이 상승하지 못하고 횡보한 것으로 나타났다.
이 연구는 골프장 디벨로퍼와 회원권 투자자들에게 종류별, 지역별, 가격
대별, 시기별로 세분화된 회원권 시장의 존재와 하위시장별 가격 결정요인
을 알려줌으로써 합리적 투자의사 결정에 도움을 줄 수 있으며, 또한 최근
들어 공급과잉과 가격 폭락으로 어려움에 처한 골프시장에 대한 정부의 정
책 마련에 기여할 수 있을 것으로 기대된다.
