Although the housing supply policy in the Seoul Metropolitan Area (SMA) has continued for the past 60 years, housing prices have continued to rise more than inflation, and supply shortages are still continuing. Owing to larger education and employment opportunity, the housing demand in SMA continues to exceed the one in other areas of the country. For the same reason, the number of households continues to increase, although the size of the household has been reduced due to the division of households according to low fertility, aging, divorce, and single household. In addition, foreign capital is entering the domestic housing market, so it is clear that the demand for housing will continue to increase. In reality, the overall housing supply rate has already reached 104.2%, but the SMA still suffers from the mismatch between supply and demand. To solve this problem, this study intends to examine changes in socioeconomic characteristics, analyze the characteristics of the housing market, and prepare alternatives for subscription housing based on the subscription economy that is emerging as a new economic alternative. Based on this perspective, we would like to suggest a new policy alternative to solve the housing problem in the SMA, which has recently emerged as a big social problem.
