Recently, the number of households with one or two persons has increased rapidly, and urban-life housing has been introduced as housing for them. Institutionally, urban-life housing is divided into three types. However, it is difficult to find a study that analyzes the influencing factors to the price or rent considering the types. Therefore, the purpose of this study is to derive the factors influencing the rent of urban-life housing and to check whether there are differences according to types. The types of urban-life housing were divided into studio type and complex type, and analyzed using a hedonic price model with the converted monthly rent as the dependent variable and the housing characteristics, traffic characteristics, and environmental characteristics as independent variables. The results of the study are summarized as follows. First, the area (+), the parking lot per household (+), the building to land ratio (-) had a significant effect on rent in both types. Second, studio type residents prefer commercial facilities near their residence, while complex-type residents prefer large-scale stores. Third, studio type residents value the convenience of using public transportation, while complex-type residents value the convenience of using their own vehicles. Fourth, one-room-type residents have a higher preference for the interior of the building, while complex-type residents have a higher preference for securing an open space outside and space between buildings. Fifth, accessibility to the city center had a great influence on both types.
