This study aims is to present the residential characteristics of one-person households by the size of small and medium cities in Gyeongnam Province. In order to derive the most important factors to consider choosing the residence by one-person households, AHP analysis and multiple regression analysis were conducted. The main results of this study are as follows:
First, important factors in the physical field were shown to be nearby neighborhood living facilities, which were derived as the most important factors in urban areas. In the country area, accessibility of commercial facilities, public transport / transportation access, etc. were derived into the characteristics of residential location selection. Second, an important factor in the social sector was the crime rate in the neighborhood of housing, which was the most important factor in urban areas. In the country area, it was derived as a factor influencing the protection of privacy. Third, the important factors in the environmental sector were sunlight rights and general waste disposal, and in addition to the jointly derived factors in urban areas, nearby park conditions were shown to be the characteristics of residential location selection. Finally, important factors in the economy sector were the adequacy of housing costs, the values of housing deductions, maintenance costs and real estate investment. In the country area, maintenance costs were derived from the characteristics of housing location selection. Physically, socially, environmentally, and economically, the lifestyle and residential characteristics of one-person households in local small and medium-sized cities are significantly different in urban and county areas.
