Most research of office buildings has studied on operating income. It is very difficult to find the studies for operating expenses. The reason might be that the data is not easily available. This study focuses on building operating expenses in terms of repairs and utilities using real building operating data. The result shows that the variables effecting the cost of repair & maintenance are the age of building, building gross area, and ROI(Return on Investment). The correlation between repair & maintenance and ROI is positive in the case of buildings more than 3000py. In conclusion, statistical and strategic access could bring improvement not only for the cost of repair & maintenance and utilities but also for all kinds of income and expenditure
