There are three aspects for foreign investors to consider in order to invest in real estate market in China. They are major policy of real estate, the legal system of land administration, the institution of the land use rights. Next specific local market, real estate market in Beijing, is researched. First this paper explains the geographical advantage of Beijing and profitable factors of investment to the foreign investors. The factors consist of economic growth, the number of foreign investments, and superior feature of Beijing.In addition, the paper analyzes "The New Comprehensive Plan of Beijing(2004-2020), and this policy gives suggestions to investors. In other words, it predicts how the real estate market in Beijing develops and mentions expected area of development in Beijing city in the future. Second the research materials of the Beijing's residential building market quote from an overview of Beijing's real estate market in 2002-2003. By analyzing it, we are able to get the information about price, market situation and residential layout in residential buildings.By using real estate statistical report in Beijing in 2003, we investigate the growth analysis of residentional buildings.In conclusion, we calculate the capital gain of residential buildings in Beijing by district and country (2002-2004). This can be used as the major criterion of average transaction price of residential building in Beijing by district and country(2002-2004).
