Purpose: For a future-oriented sustainable residential settlement that should focus on low energy and CO₂ emission reduction, the energy concept of residential settlement should be specifically planned. So far, the domestic phenomenon Zero and Plus energy house has been developed and applied to buildings. However, the settlements application ist not running smoothly. The aim of this study is therefore to determine the energy concept for the settlements using the Zero and Plus energy house techniques and to secure basic data for the future realization of the settlements. Method: The research process was first conducted theoretical review from the Literatures. In addition, the cases in this area in Germany were examined and analyzed. This derived the properties and effects. Result: The conclusion is as follows: First, the energy efficiency of the building should be improved by passive house building level. Secondly, the forms and components of the settlements must be taken into account in the early planning stage to enable energy-saving and low-CO₂ emissions settlements. The corresponding elements are the incense of the building, the building distance and the wind route. third, the aggressive use of renewable energy is essential and most energy resources available in or around the settlement are available. It is used as a distributed energy system. Fourth, heat supply by heat pump is a good solution.
