Today, the SOC civil engineering work projects and the government construction works are being gradually reduced to the stage of maturity. On the other hand, in case of private construction work, the supply is increasing centering around specific areas in spite of the housing distribution rate announced by the Ministry of Land, Infrastructure and Transport by the end of 2015 was over 102.3%. However, it is difficult to predict the future of the apartment house project, as the debt of the people is rapidly increasing and the government strengthens the requirement of loan.
First, when the contract is terminated by the request of the client, 30% of planned design, 35% of middle design, and 55% of implemented design shall be applied according to the ratio of drawing the design by each category. Second, an empirical analysis found out that the average number of people who draw the planned design lesser than 5 times were 449 out of 536 that is 83.82%. Therefore, the planned design should be drawn basically 5 times. Third, in case of drawing it over 5 times, it is suggested to stipulate in the contract that the additional design cost should be applied as the fixed amount of cost addition method.
