We investigate the effect of the relocation of the administrative capital in South Korea on spatial diffusion of housing prices using a long-run equilibrium time series analysis. In order to mitigate the population of density in Seoul city and improve regionally balanced improvement, South Korea has relocated its administrative capital to Sejong city from 2003, 130km south of Seoul city, and recently settled the relocation in 2015. By applying cointegration method of a vector autoregressive model to two periods, before and after the relocation of administrative capital in 2003, we find that the housing prices in Seoul prominently affect regional housing prices before the relocation of administrative capital, but do not affect regional housing prices after the period of 2003. Given the unique setting of the relocation of administrative capital in South Korea, the results not only help policy makers evaluate the relocation of a focal region, but also provide an insight on spatial diffusion of housing prices.
