Over the half a century, South Korea has been pursed by development method of physical distribution; mainly focus on population, area and economic scale. Especially, New Town Development to solve housing shortage problem caused the decline of the Old Town. For this reason, The purpose of this study are classify the influence pattern on the Old Town by New Town Development and analysis on influence factors about this.
The main results are the followings. first, the pattern that in most parts of the Old Towns continually declining. On the other hand, it is analyzed that in some Old Towns developing pattern. Second, The main factors determining the pattern of the Old Town. As the population density is increases, the decline is promoted. also As the population and aging are increase, the decline is eased. Rate of higher industry employment is increases, the decline is promoted. Then rate of commercial activity index and rate of manufacturing employment are increase, the decline is eased. Then detached house and small-sized houses are increase, the decline is eased.
