The purpose of this study is to investigate the valuation effects of housing attributes in Korea using a quantile regression analysis. Prior housing pricing studies have examined the relationship between housing attributes and housing price mostly using a hedonic model with ordinary least square method. The variables and subjects employed in prior studies have also limited to a subset of house attributes and to specific areas such as Seoul, Busan, or New Towns. However, a hedonic model cannot not explain the distribution of the house price at any point, but explain the mean of the house price. Moreover, the limited variables and subjects could bring a sample bias and the issue of omitted variables. This study complements a hedonic model using a quantile regression by employing a comprehensive determinants of house price as well as all the apartments in Korea.
The result shows that the signs of the estimates using a hedonic model are the same with the estimates using a quantile analysis. However, the magnitudes and attributes of the estimates with a quantile analysis are different from the results of a hedonic model. The
high pricing houses have a price premium on the housing attributes such as area, building, and parking variables. On the contrary, the effects of room, bathroom, household, convenience variables have gradually reduced to the high pricing houses. The age variable has a negative relationship with housing price, but its effect has reduced to the high pricing houses. The education variable only shows the effect at the range of 0.1 to 0.3 and 0.6 to 0.9 percentiles. The empirical results show that most housing attributes generally require different prices according to different quantiles, and thus a quantile analysis help researchers understand the effects of price determinants over the distribution of housing prices.
