Population is rapidly aging and the number of retiree, including the baby boomer, is increasing fast in Korea. This study empirically investigate how the retiree convert their real estate assets into liquid assets in order to supplement income and what are the factors influencing the asset reallocation. Defining retirement as a series of process, not a single event, it samples the retiree group and reference group based on working hours rather than age only and compares the amount of change in real estate assets from 1999 to 2009 between the two groups through statistical test as well as multiple regression and logit analyses. Contrary to theoretical prediction, the retiree group has generally increased the real estate assets, though the amount of increase is much smaller than that of the reference group, which is attributed mainly to the expected capital gain associate with real estate price appreciation over the past years in Korea. Meanwhile, liquidation of real estate assets is found only in two extreme strata of economic status viz. the lowest income level and the highest asset level, each representing livelihood and portfolio purposes of liquidation. Based on the findings, it is suggested that the Korean government pay attention to selling out of real estate assets by the retiree, particularly those of low income or high asset level in the coming era when real estate price is not expected to increase any longer.
