Based upon the Korean elderly household survey data in 2007, this study empirically analyses the effects of age increase, health deterioration, and bereavement on housing consumption by subdividing the life cycle stage of elderly households depending upon health and solitude conditions. Both descriptive statistics and estimation results of housing demand function and tenure choice model demonstrate that the age effect associated with transition from the middle-aged to elderly healthy couple is characterized by an increase in home ownership and housing size of owner households, largely reflecting healthy couple’s continuous interest in investment demand for housing. In contrast, however, home ownership and housing size decrease once they become in poor health and become solitude due to bereavement. In particular, the solitude effect is featured by a significant decrease in ownership and housing size of rental households, indicating that the single and rental households be the primary target of housing welfare policy for the elderly.
