The purpose of this study is assessing the impacts of locality on local housing market. In the previous studies, the impacts of local characteristics such as historical resources, socio-cultural patterns, and economic conditions, on housing market are rarely explored.
In this study, 31 local administrational boundaries are grouped by a factor analysis, based on 20 different variables that represent local characteristics. Specifically, educational and public administrational characteristics are mostly in the southern areas of Gyeonggi-do.
Cultural and recreational characteristics are concentrated on the areas having natural resources and various cultural activities. Commercial characteristics are closely related to regions of connectors of regional commuting facilities. Lastly, industries and economic characteristics are reflected to the southern areas of Gyeonggi-do.
As a result of a hedonic price model, various useful results are found. First, the variables have meaningful impacts on local housing markets. As the accessibilities to cultural and recreation facilities, the housing price goes higher. Industries and economy related variables such as the number of intelligent based industries and the investment of foreign capital have also positive impacts on local housing market.
More specifically, park, golf course, highway IC, recreational facilities, retail facilities including department store, intelligent based industrial facilities have positive impacts on local housing market.
