In order to examine the effect of a mixed-use building on the diversity of land use pattern and the jobs-housing balance, this paper analyzed differences of the residential ratio of the mixed-use buildings and commute patterns of residents who live in the mixed-use buildings. We surveyed 260 residents living in the mixed-use building in Seoul, and the number of viable sample used in the OLS model was 242. The results of the analysis suggest the two implications; 1) for the diversity of the land use pattern, residential ratio of the mixed-use building should be raised in the CBD (central business district) area where an employment ratio is high. In contrast, non-residential ratio of the mixed-use building should be raised in the other areas; 2) government should make a regulation not only to increase the jobs-housing balance, but also to increase the use of public transportation. In addition, government should make a regulation to provide above certain ratio of the small residential floor space in the mixed-use building where the young can afford to live.
