The purpose of this study is to investigate current physical status of built-up area in Jeju city and suggest improvement strategies based on the analysis of survey data. Conclusions are as follow. First, maintenance and repair plans are necessary given the deterioration level of buildings which were constructed many years ago. Second, there is a large number of detached houses among residential buildinqs. We also can find many decrepit buildings which are more than 20 years old. And many dwellings are owned by actual occupants. Therefore, settlement programs for natives are necessary when a development plan are considered for this area. Third, residential environment satisfaction level does not show serious problems except in the issue of limited parking areas. And residents prefer a partial improvement plan or an individualized full improvement plan. So small scale rehabilitation development methods are recommended. Fourth, Depending on the results of analysis of zoning, there is a uniform improvement. The other hand, want a variety of ways to improve housing. Therefore, development plans that meet zoninq conditions should be established.
