The purpose of this paper is to analyse the impacts of locational, structural, and transactional characteristics of office buildings on investment decision, foreign capital investment and indirect investment by using bivariate probit models with sample selection. This study utilizes office data of Seoul city and Bundang new town. Two types of data, total office buildings and transaction buildings are used. While previous studies ignore sample selection bias, this study considers it Results show that it is not statistically significant to analyse foreign capital investment by using bivariate probit model but indirect investment. The investment probabilities of offices located at Bundang and CBD are more than Kangnam. The distance of subway, the number of roads, lot area and near intersection give negative impacts to investment decision. While the height of building, the structure of steel reinforced concrete and locating at back street give positive impacts. The probability of indirect investment for office building located at CBD is more than Kangnam region. Building age and part sale give negative impacts to indirect investment This paper firstly shows the probabilities of investment decision, foreign capital investment and indirect investment in Korean office market and it helps investors, consultants and researchers.
