The change of zoning regulations into a semi-residential zone has been achieved through the intentional means such as district unit plans, regeneration plans, regeneration promotion planning, etc. However, no follow-up measures have been supported in the level of management. This research aims to verify the current state of semi-residential zones through the analysis of architectural characteristics respective regions, autonomous districts and central place systems of the semi-residental zones in Seoul. Furthermore, it provides a foundation of discussion of the vitalizations of semi-residential zones and the achievement of logical urban managements. According to the results of the architectural characteristics analysis, for the semi-residential zones of Seoul, 56.6% of the land was alotted forthe residential purpose, the mean development density was 173.8% and the average number of floors was 3.0, which indicates that the practical development attainment was inadequate in comparison with the development density allowable in the ordinance. In other words, though Seoul city has assigned a central area in order to form a multipolar space structure for about two decades until now, any feature differentiated according to the systems of respective hubs can be found from the aspect of either purpose or density.
